We offer a full project management package incorporating a design and drafting service, from sketches to council ready drawings, as well as consultant coordination (structural, surveying and energy rating) and finally council applications for building permits. We also provide an interior designing package where we engage our reputable interior designer, we make no mark up on her fees, this is a useful service just to assist you. with your design.

 

We specialise, but are not limited to, utilising timber or light gauge steel for our preferred method of construction due to its light weight, durability and cost effectiveness. We are also able to undertake the construction of brick and block, should our client opt for a more traditional method of construction.

Pricing is determined based on the intended design and quotations are hassle free with no obligations.

Granny Flats & Small Dwellings (custom & set designs)

Magna Building Group offer detached from your main residence 'Granny flats'. and  'Small Dwellings'.

 

Granny Flats / Small Dwellings can suit a variety of different purposes: Work from home office space; guest accommodation for family visitors; a form of residence for relatives such as grown children; or as the name suggest elderly parents. Recent laws now enable homeowners to attain rental income from renting out their granny flats.

When is it a Granny Flat? - Granny Flats are built on the same parcel of land as the existing dwelling and share the same incoming services (electric, water, gas, etc) they can't be sold as a seperate entity, but they can be leased out. 

When is it a small dwelling?  - Small Dwellings are similar, or the same size as Granny Flats (our designs are the same) the difference being the title of land on which they sit, they are built on subdivided land, or small parcels of land,, which enables them to have their own incoming services and be their own entity to enable them to be sold as and when required.

Our Takeover Process

1. Initial Site Inspection & Assessment
We inspect your site and review existing engineering, building inspector reports, drawings, council permits, and QBE insurance status.

 

2. Structural & Compliance Check
On analysing the provided builders report, we identify what’s been done correctly, what needs rectification, and what can be certified.

3. Transparent Costing & Programme
A fee proposal and build program is provided to get your project back on track.

4. Re-mobilisation & Completion
We handle approvals, new contracts, addendas, and construction through to Practical Completion.

Current Takeover Builds

Gerygone Loop, East Cannington

Magna Building Group were engaged under Home Indemnity Insurance to complete a two-storey dwelling that was left incomplete when the original builder entered liquidation.

At takeover, the home was at upper-floor roof-cover stage with significant structural and weather-related rectifications required.

 

Our team has since worked with engineers to stabilise and rebuild critical structural elements. 

The project is currently ongoing, progressing toward full completion under Magna’s supervision.

Prosperous Way, Willetton

This double-storey residence was originally commenced by a well known volume builder under a fixed-price residential building contract.

 

Works proceeded through to ground-floor plate height with partial framing to the first-floor structure before construction was halted in 2024 when the builder ceased trading and surrendered its registration.

At the time of takeover, slab, brickwork, and initial structural framing were largely completed, with roof framing, services rough-ins, and upper-storey works not yet undertaken.

Magna Building Group has since been engaged to review the site condition, assess structural compliance, and complete the outstanding construction works through to full practical completion. The project is now active and progressing under our management, with rectification and recommencement works currently underway.

Serene Lane, Willetton

This double-storey family home was left incomplete when the previous builder ceased trading.
 

At takeover, the structure had reached upper-floor floor framing, with external walls and slab in place at ground level.

Magna Building Group has been engaged under a new contract in 2025 to carry out all remaining construction, compliance, and finishing works to bring the residence through to full handover.

 

The project is currently underway, with restoration, fit-out, and completion works progressing in line with updated engineering and compliance reports.
